If you rent out a property in England, you're legally required to have a valid Electrical Installation Condition Report (EICR) confirming the property's wiring meets current safety standards, renewed at least every 5 years or whenever a tenancy changes. It's a legal requirement under the Electrical Safety Standards in the Private Rented Sector Regulations, and letting agents will typically ask for a copy before a tenancy can proceed.
The inspection covers the same ground as a standard EICR, checking consumer unit condition, circuit testing, earthing and RCD protection. But for rental properties we also flag anything a tenant might reasonably use unsafely, and prioritise fixing issues quickly to avoid delaying a let. If problems are found, you're required to have them fixed within 28 days, or sooner if the report flags them as dangerous, and we can usually carry out remedial work on the same visit or book it in fast.
