An Electrical Installation Condition Report, or EICR, is a formal inspection of your property's fixed electrical installation, the wiring, consumer unit, sockets and switches, checked against current safety standards and given a pass or a list of remedial actions if anything needs attention. It's not the same as a PAT test, which covers portable appliances; an EICR looks at the electrical installation itself.
Landlords are legally required to have a valid EICR for every rental property in England, renewed at least every 5 years or at each change of tenancy, and we handle this regularly across Cornwall's rental market. Homeowners aren't legally required to get one, but it's increasingly requested by insurers, mortgage lenders and buyers when selling a property, and it's genuinely useful peace of mind for older properties or ones you've bought without wiring history.
During an inspection we check the condition of your consumer unit, test every circuit for correct earthing and protection, inspect accessible wiring and sockets for damage or wear, and confirm RCD protection is in place where it should be. You'll get a written report classifying any issues by urgency, from immediate danger through to improvement recommendations, so you know exactly what needs doing and what can wait.
